It has come to the Board of Trustees Attention that the tennis courts are being used by individuals who are not homeowners of Greenwich Chase.
The Tennis Courts at Greenwich Chase are for use by Greenwich Chase Homeowners and their immediate family members living at the same address “ONLY”. The courts are for “recreational” use. They are not to be used for: professional lessons, tournaments, picnics, or large social gatherings. (No private functions are allowed in the Common Areas without prior “written” permission of the HOA Board.
The Board and Management Company will conduct periodic audits to check homeowner status to ensure usage is strictly by Greenwich Chase Homeowners and their immediate family.
The combination for entrance to the courts will be changed on the 1st of each month beginning in November 2009. Please contact Integra Management for the current combination.

NEXT OPEN MEETING DATE
The next open meeting of the Association is scheduled for April 13, 2010. Please save the day on your calendars. The Board does, however, meet as needed between open sessions.
LANDSCAPE CONTRACT
The current Landscape contractor is Duke's Landscaping. Spring Maintenance work will begin
presently, but no major projects or improvements are anticipated/budgeted this year.
Due to ongoing financial conditions, nothing but the most necessary services will be undertaken.
TENNIS COURT COMBO

COMMUNITY PICNIC
There will be no Community Picnic this year due to the lack of budgeted funds for this purpose.
**PET WASTE**
Well, the spring thaw has arrived and what it leaves behind are piles and piles of poop everywhere. Nothing makes the community look worse. Although every bulletin mentions it, it comes up as an issue at every meeting. The only cause is homeowners not picking up after their pets and there is nothing we can do to prevent it. It is UP TO THE OWNERS IN THE COMMUNITY to self enforce. Clean up after your own pet, and compel others to do the same. Dog waste makes every dog owner look bad and makes the community look terrible. Please do your part.
And REMEMBER that waste is NOT to be disposed of in the storm sewer system. That system is for storm water runoff and anything that gets put into it finds its way into the detention basin and can become a hazard.
ARCHITECTURAL GUIDELINES
The Architectural Modification Policy of the Greenwich Chase HOA requires a homeowner to obtain written consent and design approval of the Board of Trustees for any fence, storage shed, deck or other Architectural Modification. The purpose of this restriction is to ensure that all structures and improvements within Greenwich Chase shall be compatible and aesthetically pleasing. If a modification is desired please submit a written request including a detailed plan indicating where the modification is located on your lot. Please submit the information to INTEGRA's main office, and allow up to 45 days for a final approval, although it generally takes far less time then that.
TRASH
Trash receptacles must be moved out of view from the front of the unit at all times, except the day of collection. Please also remember that everything, when it is out, needs to be in containers with SECURE LIDS. If you have not yet noticed, the community tends to be very windy and far too much trash will blow around on a bad day
LATE FEE POLICY
As a reminder, a $10.00 late fee will be charged to homeowners who have not paid their maintenance fee within thirty days of the date due. An additional $10.00 will be charged every thirty days thereafter that the account is not paid. If the Association attorney becomes involved in the collection all related costs including attorney fees will be charged to the account of the delinquent homeowner. The yearly maintenance fee of $ 235.00 was due by January 1, 2010. All Payments should be mailed directly to the bank lockbox at: P.O. Box 560, Newark, NJ 07101 payable to your Association. PLEASE DO NOT ENCLOSE CORRESPONDENCE WITH YOUR PAYMENT.
