ARCHITECTURAL GUIDELINES
The Architectural Modification Policy of the Greenwich Chase HOA requires a homeowner to obtain written consent and design approval of the Board of Trustees for any fence, storage shed, deck or other Architectural Modification. The purpose of this restriction is to ensure that all structures and improvements within Greenwich Chase shall be compatible and aesthetically pleasing. If a modification is desired please submit a written request including a detailed plan indicating where the modification is located on your lot. Please submit the information to INTEGRA's main office.

CHIMNEY AND DRYER VENTS
The Greenwich Chase Homeowners Association has no maintenance "requirements" for chimneys and dryer vents, you all live in single family, detached homes. Management and your Board wants to URGE YOU, however, to have both cleaned and INSPECTED every two years to perhaps catch a potential problem before it becomes a catastrophe or even a tragedy. There are several licensed service companies listed in your local phone directory. Be safe.

PET WASTE
Please be reminded to pick up after your pet on all areas of the Association. In particular, please be respectful of the property of other owners. As an example, the area between the curb and the sidewalk belongs to each lot owner.

And please remember: ABSOLUTELY NO WASTE OF ANY KIND SHOULD BE DEPOSITED INTO THE STORM SEWERS. What you may not realize is that everything washes out from the storm sewers into the detention basin behind your neighbors on Adams Drive and Gary Road. And although there is a basic concern about the cost to the Association of keeping the debris picked up, the more considerate concern is for the owners that live near the outflow channel.

That is a very good example of the ways in which each member can affect the Community by using common sense and courtesy towards others.

COMMON PROPERTY
The areas of common property available to all owners for recreational use are the multi-purpose field, tot lots, tennis courts and jogging/walking paths. These areas are owned in common by all residents from Greenwich Chase Homeowners Association and are not for the storage of any items or playthings.

TRASH
Trash receptacles must be moved out of view from the front of the unit at all times, except the day of collection. THERE ARE SEVERAL NEW OWNERS NOT IN COMPLIANCE AND VIOLATION LETTERS WILL BE GOING OUT.

TRANSFER OF PROPERTY/NEW CLOSINGS
Integra's Accounts Receivable department would like to remind you that when you are selling you unit, please remember that the transaction needs to be registered through our office so that you will no longer be forwarded any information, mailings, or bills for the Association. We don't get advised of any closings unless either the seller's attorney or the buyer's informs us. This becomes a major problem as the annual dues go unpaid and a lien on the property then becomes necessary.

LATE FEE POLICY
As a reminder, a $10.00 late fee will be charged to homeowners who have not paid their maintenance fee within thirty days of the date due. An additional $10.00 will be charged every thirty days thereafter that the account is not paid. If the Association attorney becomes involved in the collection all related costs including attorney fees will be charged to the account of the delinquent homeowner. The yearly maintenance fee of $ 210.00 is due by January 1.
